- One month security deposit + 1st month’s rent due at signing.
- Good credit — many students don’t have a job or strong credit history, so a lease co-signer (guarantor) is okay too.
- There is a $29 credit & criminal background check fee — LANDLORD WILL REFUND 100% of this to the person who ends-up renting the apartment.
- Apartment includes new dishwasher, stove, and refrigerator
- Option to add new washer / dryer for $17/mo extra per bedroom
- Heat is primarily via nearly new, efficient oil furnace. Tenants can purchase oil from anywhere they choose. ALSO, in the process of installing efficient air conditioning & heat mini-split heat pumps for bedrooms #1 and #2
- Tenant responsible for some snow and ice removal
- There is a chance we may sell the building sometime in the future, but no decision or definite plans today. If so, and the new buyer intends to live in the apartment themselves, the lease would end with at least 60 days of notice and there would be a small payment to tenants for their inconvenience and expenses.
- The house is on more than half an acre and you should know that a new building may be constructed at some time on the north side. Parking would probably be reconfigured, keeping at least 3 parking spaces for this apartment
